Management & owner partnerships

What is the difference between Hamera co-hosting and a lease partnership?

With co-hosting, you retain ownership and Hamera manages agreed vacation-rental operations. With a lease or sublease partnership, Hamera becomes the tenant under a separate agreement and may operate short stays if the lease permits it. Control, income structure, obligations, access and exit terms differ, so compare the written agreements rather than treating the programs as equivalents.

Does Hamera manage every Arizona city listed on this page?

No automatic coverage should be assumed. Hamera’s known portfolio includes Williams, Sedona, Cottonwood, Cornville, Dewey-Humboldt, Scottsdale, Phoenix and Mesa. Flagstaff, Prescott, Tempe and Tucson are expansion-interest markets. Confirm address-level service feasibility, vendor logistics and current availability directly with Hamera before relying on a proposed arrangement.

Who is responsible for Arizona short-term-rental taxes?

The current Arizona Department of Revenue guidance explains that a property management company may file and pay applicable rental tax on an owner’s behalf, while the landlord remains ultimately liable for taxes owed. Marketplace and direct-booking treatment can differ. Confirm the filing roles, licenses, records and deductions for your property with ADOR and a qualified tax adviser; this page is not tax advice.

Can Hamera help with furnishing and getting a home ready?

Hamera’s published co-hosting categories include collaborating on a furnishing budget, designing and ordering furnishings, furnishing, photography, staging and listing setup. The final scope, approvals, purchasing process and costs should be documented for the specific home before work begins.

Can I still use my home if I choose co-hosting?

Owner use should be discussed and documented in the co-hosting agreement, including notice, calendar holds, blackout dates and any operational restrictions. Do not assume availability or a particular owner-hold policy until it is confirmed in writing.

Does a lease partnership guarantee my income?

A lease partnership can be structured around negotiated rent, but no guarantee should be inferred from a general description. Review the proposed lease for payment terms, duration, permitted sublease use, insurance, repairs, access, default and termination provisions, and obtain appropriate legal advice before signing.

Arizona Short-Term Rental Revenue Planning Guide

What should Arizona owners ask for in a monthly short-term rental report?

Ask for the reporting period, reservation revenue, adjustments and refunds, booked and available nights, owner-use blocks, expenses, maintenance activity, tax handling, and the amount distributed. A useful report also explains meaningful changes and gives visibility into upcoming reservations and open issues. Confirm the exact fields and timing in the management agreement.

Is short-term rental revenue taxed the same way in every Arizona city?

Do not assume so. Arizona Department of Revenue guidance describes state and county TPT reporting and notes that cities may impose additional requirements or hotel-related taxes. Booking channel and whether a marketplace collected and remitted can affect reporting mechanics. Verify the current address-specific rules with the Arizona Department of Revenue and the city or town, and obtain professional tax advice for income-tax questions.

Does using an online lodging marketplace remove the owner’s TPT responsibility?

No automatic assumption is safe. ADOR states that owners still report marketplace revenue and may use the applicable deduction when the marketplace is responsible for collection and remittance, while the owner remains ultimately liable for taxes owed. Keep marketplace certificates and records, and verify the current process for each booking channel.

How should an owner compare a Sedona property with one near Sedona?

First confirm the parcel’s jurisdiction. A property inside the City of Sedona may have city permit and operating requirements, while a nearby property could be in another municipality or unincorporated county with different rules. Then compare access, amenities, demand drivers, costs, and guest expectations on an address-specific basis. A destination label alone is not a compliance or revenue category.

What is the difference between occupancy and profitability?

Occupancy measures how many available nights are booked. Profitability depends on the rate achieved and every relevant cost, including management, cleaning treatment, utilities, maintenance, insurance, taxes, platform charges, reserves, and owner-use vacancy. A fuller review considers revenue per available night and net cash flow rather than maximizing occupied nights at any price.

Can dynamic pricing guarantee higher revenue?

No. Dynamic pricing can help respond to demand, lead time, and calendar conditions, but it cannot fix poor photographs, weak positioning, unresolved maintenance, restrictive availability, compliance issues, or an inaccurate market comparison. It should be reviewed alongside booking pace, guest feedback, property readiness, and owner goals.

Arizona Vacation Rental Guest & Property Care

What does vacation rental property care include?

It can include guest communication and issue triage, turnover cleaning, restocking, quality checks, maintenance coordination, documentation of condition, damage-claim support and owner reporting. The exact scope depends on the management agreement and the property’s systems.

How often should an Arizona vacation rental be inspected?

There is no single interval that fits every home. Turnover checks should occur between stays, while preventative reviews should reflect occupancy, age, climate exposure and systems such as pools, HVAC, irrigation, wells or septic. Ask for a written cadence and escalation process.

How do heat, monsoons and cold affect property care?

Heat increases stress on cooling, seals, appliances, irrigation and pool equipment. Monsoon conditions can expose drainage, exterior and roof issues. Williams and Flagstaff can require winter readiness for heating, plumbing and tracked moisture. The checklist should be tailored to elevation and equipment rather than copied statewide.

Can a manager guarantee that guests will not damage my home?

No responsible operator can guarantee that. Prevention, clear rules, condition records, timely inspections and documented claims can reduce exposure and improve decision-making, but owners should review insurance and platform protections and avoid treating either as guaranteed reimbursement.

Who is responsible for Arizona short-term-rental tax filing?

Responsibilities vary by booking channel and arrangement. Arizona Department of Revenue guidance says owners remain ultimately liable for filing and paying taxes owed, even when a manager or online lodging marketplace performs certain functions. Confirm the current position with ADOR and a qualified tax professional.

Do Sedona and Scottsdale have the same operating requirements?

No. A property must be evaluated under the rules of its own municipality or, where applicable, unincorporated county area. Sedona and Scottsdale publish different local requirements, including licensing, notices and event restrictions. Verify current rules before operating.

Switching Arizona Vacation Rental Managers | Owner Guide

Can I switch Airbnb property managers without cancelling existing reservations?

Often a transition can be planned around existing reservations, but the answer depends on your management agreement, booking channel, account ownership, platform rules, and who is authorized to communicate with guests. Inventory every future stay and agree in writing who handles messages, payments, access, cleaning, refunds, claims, and tax records. Do not cancel or recreate reservations solely for convenience.

Does my Arizona TPT license move automatically to a new manager?

Do not assume it does. The Arizona Department of Revenue explains that short-term lodging under 30 days is taxable, distinguishes direct bookings from online lodging marketplaces, and states that the landlord remains ultimately liable for taxes owed. Confirm the property address, operator, filing arrangement, and transition period with ADOR or a qualified tax professional. Official guidance: https://azdor.gov/business/transaction-privilege-tax/short-term-lodging.

Does every Arizona vacation rental need the same local permit?

No. State law sets boundaries for municipal regulation, while cities and towns may have different licensing, emergency-contact, notification, safety, and nuisance processes. Unincorporated county properties can involve a different authority than nearby municipal properties. Verify the exact address with the city, town, or county. Flagstaff’s owner page is a useful example of a local process, not a statewide template: https://www.flagstaff.az.gov/4537/STR-Property-Owners.

What records should my outgoing manager provide?

Request the signed agreement, termination confirmation, reservation ledger, owner statements, tax filings and confirmations, permits and licenses, guest and owner funds, open claims, maintenance history, vendor contacts, inventory, photos, listing content, access information, and unresolved guest or property issues. The precise handover obligation depends on the contract, so obtain legal advice for a dispute.

What should I ask a new Arizona vacation rental manager before signing?

Ask who owns and controls each listing, how future bookings transfer, what happens to reviews and photos, how cleaning is inspected, who approves repairs, how claims are documented, what reports contain, how owner inquiries are handled, how tax filing is coordinated, what local compliance is verified, and which services are actually included. Ask for written terms rather than relying on labels such as full service.

Can Hamera Homes manage a property in Flagstaff, Prescott, Tempe, or Tucson?

Those markets are expansion-interest areas and should not be treated as automatic staffed service coverage. Hamera Homes can discuss the property, operating model, and current fit directly. Its existing website describes co-hosting and lease/sublease partnership categories, but it does not supply a universal service-area promise, fee schedule, or guarantee. Verify availability and exact terms before making a launch decision.

Arizona Short-Term Rental Rules for Owners

Does Arizona allow a city to ban my short-term rental?

A.R.S. section 9-500.39 says a city or town may not prohibit vacation rentals or short-term rentals, but it preserves local regulation for health and safety, zoning, nuisance, emergency contacts, permits, neighbor notice, advertising identifiers and insurance. It also allows enforcement and penalties for verified violations. Check the current local ordinance and do not treat state preemption as a blanket approval.

Is a TPT license the same as a city short-term-rental permit?

No. ADOR issues the Arizona TPT license. A municipality may separately require a short-term-rental permit, local license or business license. Flagstaff, Phoenix and Sedona publish separate local processes. The exact combination depends on the property's jurisdiction, and an online marketplace or manager does not automatically remove the owner's obligations.

Do I need a permit if I only rent for a few days each year?

Some jurisdictions expressly require a permit even for occasional stays. Sedona's official FAQ says its TPT license and short-term-rental permit are required even when a home is rented only a few days or weeks. Confirm the rule for the exact city or county before advertising.

Can my HOA prohibit stays under 30 days?

An HOA or condominium association may have recorded rental restrictions that differ from municipal permission. Read the declaration, amendments and rules and obtain written clarification. If the language is ambiguous or disputed, seek advice from an Arizona real-estate attorney; a manager cannot override private covenants.

Does platform-collected tax mean I have no tax filing to do?

Not necessarily. ADOR says marketplace-facilitated revenue still has reporting and documentation implications, while direct bookings can require the owner or manager to report and remit tax. ADOR also says the owner remains ultimately liable for tax owed. Confirm the current marketplace certificate, deduction, filing and direct-booking treatment with ADOR.

Does the $500,000 insurance language mean my home is fully protected?

No. A.R.S. section 9-500.39 allows a city or town to require at least $500,000 aggregate liability coverage or an online marketplace offering equal or greater coverage. That does not describe every coverage type or exclusion. Ask a licensed insurance professional about transient use, property damage, liability, lost income, amenities, wildfire, flood and platform-policy exclusions.
