A different owner relationship

Rental Lease Partnerships
for Arizona Property Owners.

You own the property. A negotiated lease sets the relationship. Understand how this differs from having a manager run the rental on your behalf.

What is a rental lease partnership?

Hamera’s existing owner offering includes a lease/sublease arrangement, sometimes described as rental arbitrage. In this model, the company leases a property under an agreement with the owner and handles short-term rental activity as permitted by that agreement and the applicable requirements.

This is different from co-hosting. A management arrangement sets the services, fees, decisions and reporting around an owner’s vacation-rental operation. A lease arrangement sets the tenancy, rent, permitted use, responsibilities and contract conditions. Neither should be selected from a headline alone.

What should the owner compare?

Review the proposed rent and payment terms, lease length, permitted subleasing, preparation costs, furnishings, utilities, repairs, inspections, insurance, security or deposits, renewal, default and termination. Ask who bears each cost and how the home is returned at the end of the lease.

A predictable contractual payment structure does not remove all counterparty or property risk. Any payment commitment belongs in the actual agreement. This website does not make an unconditional income guarantee or claim that short-term use causes less wear than every other use.

Confirm permission before agreeing to short-term use

Check recorded restrictions, HOA or condominium rules, insurance, financing requirements and the local short-term rental process. Identify the exact city or county jurisdiction. The owner and operator should know which party obtains registrations, maintains required contact information and handles tax records.

Review the agreement with qualified legal, tax and insurance advisers when appropriate. A lease cannot be treated as permission to ignore requirements or advertise an ineligible dwelling.

What makes a useful first conversation?

Share the address, dwelling type, condition, furnishings, owner-use expectations and current rental status. Let us know if a tenant or manager is already involved and whether bookings or obligations remain. Market and property fit are considered individually.

If you prefer to retain the operating relationship and calendar decision-making, start by reviewing management and co-hosting. If a lease is what you want to explore, prepare an owner inquiry and select “Lease partnership.”
